Resolution is not so clear- You can check this with me. please feel Free to review this
Yes everyone has a right to see this plan before buying the apartment here. But it is not an easy. It took almost more than 2 years to get this. And they gave this in the reply of Car Parking Dispute raised by me in Hon' ble State Commission Court. The Order is still pending- I will not take any action or decision before the order. But if result is unsatisfactory- then definitely I will go to Hon ble National and Supreme Court.

Subject: Replying in Person of your Legal Notice Dated 3rd May 2014, received on 19-May-2014 in between 4:00 pm to 5:00 pm [having subject: Legal Notice on behalf of M/s SDB Infrastructure Pvt Ltd (formerly SomDatt Builders Pvt Ltd) 56-58, Community Centre, East of Kailas, New delhi-110065)]

Current Status of Me:
1-      Since more than 2 years living in seepage home [Drawing hall, Bedrooms, Kitchen, Bathroom]
2-      Since almost a year living with power backup [ do you know for how long electricity cuts are here]
3-      Since 77 days I am living without water supply in my bathroom [ you not cut water supply in Kitchen because your labor was facing challenges in small ducts]
4-      I am paying approximately Rs 30,000/- every month as an EMI for this Substandard Flat [which you called Luxurious Flat.
 And what you did- you took full amount of your flat, I paid you six month maintenance earlier, I paid you power backup bills too under protest.
 Even as per your maintenance agreement- You never followed that you just make the joke that agreement- I always asked- Why should I pay the maintenance? And Got No Reply?
Why My FLAT have seepage since more two years- Reply???
And also not appoint any person to short out this material
I am nothing for you, you are Billionaire Company.
Supreme court order- About car parking. Monga realtor and Somdatt builder all knows, and all quality used in it. So isn’t the title of blog is right.
 I have thought like this: There are two primary things-
1-      My Rights- What I paid for- I must get those.
2-      My Duties/Responsibilities towards my society, my nation
I am fighting in courts for my rights.
I am writing blog under my duties and responsibilities.
I don’t know the legal languages and legal formalities
So I am writing – here –truth only in my simple words-
Do you know this Flat is everything for me? Its Life time earning of mine. I invest 36Lakh on it and bound to pay the Loan for 20 years. Do you know- so much Loan break my spine cord? When I bought this apartment lot of promises done with me. But company failed to give those. Everyone cheated me here. I did consumer case not immediately just 6-7 months. It is not my plan, it is because I requested all you guys to correct my flat. Because it is hard to live in such apartment which have all over seepage, Chinese material used in it, Poor Engineering did in it. Do you know- even the walls are not 90degree aligned of bathrooms.

You want I withdraw this blog- I will - I promise- But can you reply before this-
-          I took the possession on 2-sep-2014 then why did you kept the keys for whole September.
-          Do you know as per Punjab apartment and property regulatory act- builder/prompter will be responsible for any fault to correct that within 2-3 years.
-          Why my Flat is still in this condition?
-          Please give me the brand name and batch number of taps(bathroom and Kitchen).
-          All wooded of modular Kitchen is eaten by termites. Why? I reported this issue since 2 years back.
-          Drawing hall, Kitchen, bathroom, bedroom- All have seepage-since day one. And you admit this also in replies.
-          Third class material used in cub-boards.
Do you Think is this Luxurious apartment- IF yes – I will down the blog and also with draw my case and everything and also give you apologies letter to every person-
  What your Answer-Reply Honestly? If yes- then can you put my Flat picture on your brouchers to your advertisement?
 Legally:
-          You gave possession without Occupation/ Completion Certificate- Why? What it shows?
-          A allotee can also apply for this certificate, and I am trying- But that need some approvals and approved layouts. But you neither attempting yourself and neither allow me to do so.
-          Jogging Track- Where is it?
-          Kids park- Do you allow to play your child in this small park in which 8-9 main holes in it and it is adjacent to sewerage Plant and not as per layout- if Yes- I will down the blog and my complaints.
-          Parking’s- As per law- You charged 50,000 and 100,000 for open and covered, which is illegal- If this is legal- I will down the blog and complaints too.
 Have anyone tried – to resolve to listen me- NO.
Then what to do- Where should I go? I am fighting and I will fight till my last breath for my rights, for my pride, for my dignity, for my hard earned money. You can do anything- you are billionaire. For me –I will not come on knees in front of you worthless peoples – I will come on my knees  in front of God, my constitution and my law . Its better I will die on my feet instead to come on my knees in front of you.
Rest you and me- know the truth. That’s why no person facing me. I invite you come and sit on table with me – and try to find some resolution.
In our country business tycoons taking the advantage of our slow judiciary system and always keep revolving a common man in between courts. But I believe in my constitution and Law. But I will prefer to die instead to come on knees in front of you. So I will fight.
 Don’t forget- What I want from you- My Rights- Nothing more than this.
 Sh. Sanjeev Verma- Can you reply what is my fault?
 Frankly reply- on phone or on email or via letter- I welcome you everywhere, where there you want- and I will down everything. Else you all free to do anything.
Here let me tell you clearly- In blog – Every single post and line are true and based on facts. Nothing in that false. I wrote on the blog- real happenings with me. For me this Flat is everything. For you it is nothing.
 In short- If you were at my place – What would you do?
Rest is yours.You can put any case on me. When I have to prove I will prove. Truth cant be suppressed for long.

The Permanent Lok Adalat (PUS), Mohali, has directed GEE City Builders, Chandigarh, to refund a security amount of Rs 10,000 deposited by Sukhjit Singh Pasricha of Sector 70 here and to pay him interest at the rate of nine per cent per annum since the date of deposit till payment.
The builder was also directed to pay Rs 5,000 as cost of litigation.
Pasricha had booked a flat with GEE City Builders and, besides other payments, deposited a maintenance security of Rs 10,000. The flat was allotted to him and he paid the entire sale amount thereof.
The maintenance security was not adjusted or refunded by the builder to the applicant. The maintenance of the colony was handed over to the Residents Welfare Association with effect from May 1, 2011, but the maintenance security was retained by the builder, upon which the present application was moved.
The builder opposed the application claiming that in view of the arbitration clause and the agreement between the parties that all disputes and differences shall be settled in Chandigarh, the Permanent Lok Adalat (PUS) had no jurisdiction to try the application. It was also claimed that in view of a letter received from the GMADA, the maintenance security was to be handed over to the Residents Welfare Association and therefore, the applicant was not entitled to the refund thereof.
The Permanent Lok Adalat (PUS), headed by Jagroop Singh Mahal, held that it was not bound to refer the dispute to arbitration because the Code of Civil Procedure does not apply to these proceedings. It was also held that the Legal Services Authorities Act does not empower the parties to oust the jurisdiction of a Permanent Lok Adalat (PUS) and therefore, the application was tryable by it.
On merits, it was found that Rs 10,000 had been received by the builder as maintenance security and it had no right to retain the amount. The amount had not been transferred to the Residents Welfare Association either and the maintenance charges were being paid by the applicant direct to the association out of his own pocket.

The builder was, therefore, directed to refund Rs 10,000 with interest at the rate of nine per cent per annum since April 1, 2006, the date of deposit, till the amount was paid to the applicant. The builder was also directed to pay Rs 5,000 as costs of litigation. It was ordered that if the amount was not paid within 15 days, the builder would be liable to pay a penal interest at the rate of 12 per cent per annum instead of nine per cent per annum.
